PRE-SHOOT CHECKLIST

Tips for making your property photo ready

GENERAL


  • Declutter to maximize your space and make the home feel more spacious.
  • Remove personalized items, memorabilia and family photos.
  • A general cleaning will have a deep impact on your imagery.
  • Feel free to ask for a walk through when Traci arrives to see if anything needs adjustments.

LIGHTING


  • Turn on all lights/lamps. The more light, the bigger the space looks.
  • Turn ON ceiling fan lights, but turn OFF the spin.
  • Open curtains and lower blinds, but keep horizontal slats open fully.
  • Turn all TVs and computer screens OFF.
  • Any glass door/window/mirror should be clean and free of streaks or fingerprints.

KITCHEN/DINING ROOM


  • Recommended: Use standard dining table set up (i.e. plates, napkins, placemats, cutlery. Place bowl of fruit or flowers to add color, if possible).
  • Remove appliances, knife blocks, toasters, etc. ONE nice, modern-looking device can stay.
  • Remove all magnets and items from the refrigerator.
  • Remove throw rugs, hanging towels, and paper towels.
  • Hide garbage can, remove dishes and drying rack.

BEDROOMS


  • Make all beds; use decorative pillows if available.
  • Remove clutter from end tables, dressers, and nightstands. This includes personal photos, drinking cups, alarm clocks, etc.).
  • Store away the phone, tablets, charging cords, books, tissues, and other items.
  • If possible, remove all personal photos.
  • Address any clutter under the bed that may show in photos or video.
  • Walk-in closets should be clean and kept.

BATHROOMS

  • Hang matching towels
  • Hide all trash cans, plungers, or toilet scrubbers.
  • Remove floor mats and rugs.
  • Close the toilet seat add toilet paper roll.
  • Remove everything from countertops.
  • Remove everything from showers/tubs.

LIVING ROOM / FAMILY ROOM

  • Vacuum, sweep, and mop where appropriate. This includes sweeping/dusting wooden floors.
  • Tidy couches, fluff pillows, remove clutter from tables/desks.
  • Dust off any screens.
  • Sweep wooden floors.

EXTERIORS

  • Park all vehicles down the street so we can't see cars though the windows when we're showing off your interior views.
  • Hide garbage cans, hoses, and gardening tools.
  • Mow the lawn and remove any leftover debris.
  • Remove any toys or sports equipment from the lawn and driveway.
  • Uncover pools and hot tubs if clean; skim leaves and turn on lights and hot tub jets. Please put away cleaning equipment.
  • Stage your outdoor areas. Clean and arrange outside furniture, open patio table umbrella, tidy chairs, and plump cushions.
  • Remove grill cover and hide utensils.
  • Sweep sidewalks, driveway, patio, decks, and pool area.
  • Remove all flags, security signs and real estate signs.

ENTRY WAY

  • Remove shoes, coats, bags, etc.


PETS

  • As much as we adore them, they're not great for photos so how about taking them out for a walk?


FINAL NOTES

  • I know this is a somewhat daunting list so do the best you can.
  • At a minimum, the property should be clean and organized.
  • The more light there is = the more space there seems. Ensure every bulb works and is on.
  • I will always call or text if I see an issue that can't be addressed easily.
  • If no one can meet me on site, no worries. These are simply suggestions to help you and your clients get the best results possible!
